How to Spot a Reliable Landlord: Red Flags to Watch 


“He looked kind, spoke politely, and promised to fix the leaking roof after you moved in, but three months later, your ceiling is crying and his number no longer goes through”. If that sounds familiar, you’re not alone. Finding a good house in Africa is hard enough, but finding a reliable landlord? That’s another battle entirely. The truth is, not every landlord has your best interest at heart. Some are honest and responsible, while others… well, let’s just say they should come with warning labels.

So before you hand over that rent or sign a tenancy agreement, here’s how to spot a reliable landlord; and the red flags to watch out for.

1. They Communicate Clearly and Honestly: A trustworthy landlord will be open about the property’s condition, rent, and other fees. They’ll let you inspect the house freely, answer your questions honestly, and won’t pressure you to make quick decisions.

Red Flag: If the landlord avoids your questions, gets defensive, or rushes you to pay “before someone else takes it,” pause immediately. That’s how many rental scams start.

2. They Provide Proper Documentation: Reliable landlords have nothing to hide. They’ll show you valid property documents, such as proof of ownership, receipts for past payments, and a proper tenancy agreement.

Red Flag: If the landlord says, “Don’t worry, we’ll write something later,” or insists that you trust them without paperwork, that’s a huge warning sign. In Africa, verbal agreements often end in drama.

 3. They Maintain Their Property: A responsible landlord doesn’t wait for a tenant to beg before fixing plumbing or electrical issues. They care about the state of their building because it protects both their investment and your comfort.

Red Flag: If you see broken taps, exposed wires, or peeling paint and the landlord calls them “small issues,” that’s a clue that repairs will forever be your problem.

 4. They Give Receipts and Written Agreements: Every payment: rent, caution fee, agency fee, should come with a written receipt. A good landlord understands that documentation protects both parties.

 Red Flag: If you’re told to “just send the money” without receiving a receipt or written record, don’t proceed. That’s how disputes begin.

 5. They Respect Boundaries: A good landlord understands that once you’ve paid rent, the house is your home. They won’t show up unannounced, go through your things, or harass you over minor issues.

 Red Flag: If the landlord behaves as though they still own your privacy:  knocking at odd hours, spying, or trying to control who visits,  you might want to start packing before the drama escalates.

6. They Have a Good Reputation: Ask around. Talk to neighbours, former tenants, or even local agents. A landlord with a good track record is known in the area for fairness and reliability.

Red Flag: If everyone you ask rolls their eyes or says “just be careful,” that’s a message right there. Don’t ignore it.

7. They Listen and Keep Promises: A reliable landlord doesn’t just nod and disappear. They follow up, fix what they promised, and value you as a tenant, not just as a source of income.

Red Flag: If they constantly give excuses: “next week,” “I’m travelling,” “my cousin will handle it”, prepare for frustration.

A reliable landlord is more than someone who collects rent, they’re a partner in ensuring you have a peaceful home. Don’t be carried away by fine paint or smooth talk. Do your checks, ask questions, and trust your instincts.  In today’s housing market, a good landlord is gold, and a bad one can turn your dream home into a nightmare.
