Can your Landlord just increase rent anytime? What does the Law say about that?

One of the most stressful moments for any tenant is hearing that rent is going up, especially when it feels sudden or unexpected.

You might be thinking, “Can my landlord just increase rent anytime they want?”

The short answer is no, not exactly.

In Nigeria, rent increases are not supposed to happen randomly or without some level of notice and agreement. While there is no single nationwide rent control system that fixes prices, tenancy agreements and state tenancy laws usually guide how and when rent changes should happen.

Most importantly, rent should ideally be increased at the end of a tenancy period, not in the middle of an ongoing agreement. That means if you’re on a yearly rent, your landlord is generally expected to wait until renewal time before adjusting the price.

Even then, proper notice is expected. A landlord is supposed to inform you ahead of time, not spring it on you suddenly and expect immediate payment.

But here is where reality becomes different from theory.

In many rental situations, especially in high-demand areas, landlords may still announce increases and expect tenants to either accept or move out. This is where many tenants feel pressured, even when the timing feels unfair.

So what should you do?

First, check your agreement. Whatever you signed at the beginning carries weight. If anything is unclear, ask questions before reacting emotionally.

Second, ask for proper notice and clarification. Sometimes increases come from higher property costs or market changes, but it should still be communicated properly.

And finally, know your options. You may decide to negotiate, plan ahead for renewal, or look for alternative housing if it no longer fits your budget.

The key is understanding that while rent increases can happen, they are not supposed to feel sudden, unclear, or disrespectful.
